Why Buy New Construction?

When you buy new construction, you typically do not need to do any major repairs for a while. Most builders provide a warranty (type and length varies) that will repair or replace covered items during the warranty period. While regular preventive maintenance is still a good idea, at least you know you are getting a “fixer-upper.”

Energy Efficiency

Many new construction homes are either ENERGY STAR certified or rated ENERGY PLUS. Energy Plus homes are by far the most efficient homes available. The Home Energy Rating System Index, developed by the Residential Energy Services Network, has provided a tool to compare the energy efficiency of various homes by assigning a numerical rating score. Just like in golf, a lower score is better. The U.S Department of Energy estimates that the typical resale home has a score of 130. A standard new construction home has a ranking of 100 – an increase in efficiency of 30%!  To achieve an ENERGY STAR certification, the new home must score no more than 85 – 15% more efficient than a standard new home. To be awarded an ENERGY PLUS rating, the score cannot exceed 70 – a 30% savings over a standard new home and almost twice as efficient as a typical resale property. All this score business translates into lower utility bills and means the homeowner may have a lesser impact on the environment. According to the Southern Nevada Home Builders’ Association, builders have increased the energy efficiency of new homes to help save a homeowner upwards of $400 per year on utility bills compared to homes built only a few years earlier.
